Three steps, in this order

Most seal jobs that fail early skipped the work before the sealer.

  1. Deep clean

Dirt, algae, old staining and every weed in the joints come out first. Sealer over dirt just traps the dirt, so this is the step that decides how the job looks.

  2. Re-sand the joints

Fresh joint sand is swept into every gap so the pavers settle back into place. Full joints reduce weed growth and delay ants moving back in.

  3. Seal

The finish you pick goes on and helps bind the sand in place. Most jobs get two coats. Walk on it in hours; drive on it after it cures.

How a proper paver job is done

Once the sand goes, the problems start

Florida sun, rain and tires wash joint sand out a little every year. Weeds root in the open joints, ants build in the gaps and push more sand out, pavers shift underfoot, and the color bleaches.

Sealing over empty joints just seals the problem in. That's why re-sanding belongs on every paver sealing quote you get.

Common questions

How much does paver sealing cost?

Paver sealing is quoted per property. Square footage, the current condition of the pavers, how much joint sand is missing and the finish you choose all move the price, so there's no honest one-size number. The estimate is free and there's no obligation.

How long does paver sealing last in Florida?

A properly applied seal typically lasts about three to five years in Central Florida. Full sun, heavy vehicle traffic and pool chemicals push it toward the shorter end; shaded walkways last longer.

What is paver sanding, and why does it matter?

Paver sanding means sweeping fresh joint sand into the gaps between pavers after they're cleaned. The sand is what helps hold pavers together. When it washes out, pavers shift, weeds root in the joints and ants move in. Sealer goes on after sanding and helps bind the sand in place.

Which finish should I choose?

Natural adds a protective coat with little or no shine. Shiny adds a clear gloss. Wet Look deepens the color, as if the pavers were just rained on. Ask to see how each finish looks on your own pavers at the estimate.
